Pre-purchase Inspection

You should always inspect before you buy a house or condominium, even if it is new. It is one of the most significant purchases of your life — one that you will most likely be paying for over the next 25 years. Before you buy:

  • insist on an inspection clause in your contract
  • stipulate the right to select an inspector of your choosing
  • ensure your inspector is licensed and certified by a professional organization

Pre-Listing Inspection

This will reduce the uncertainty that the buyer may have when deciding on whether to make an offer on your home. In the absence of a quote(s), the buyer will rely on their inspector’s estimate, which per industry standard practice will be twice if not more of what the actual repair cost may turn out to be.

House Tune-up/Maintenance Inspection

Like a vehicle, a home has maintenance requirements and needs a “Tune-Up” from time to time. New Home Warranty Inspections
(1, 2, 5, 10 years)

If you've purchased a new home, it is likely covered under the New Home Warranty Program, which has 1,2,5, and 10 year's coverage on various home elements. We recommend an inspection at least 1 month prior to the coverage milestones to allow you to submit a claim in a timely manner. While the New Home Warranty Program provides a free inspection for specific deficiencies, many homeowners do not know how to determine if a deficiency exists.

At SENWI we can take the guesswork out of the warranty covered items and provide you with documentation identifying the covered defects and needed for submitting of a claim. While we are inspecting for defects, we will also identify maintenance issues and recommend maintenance programs to help ensure that your home stays in the best condition possible for years to come.
