Inspection Process

Our inspections are a two-part process:

Part 1: Site inspection

The site inspection usually takes between 4 – 6 hours for a house or townhouse and 3 – 4 hours for an apartment, including common areas. The length of time may vary depending on the scope and the problems identified during the inspection.

At the end of the inspection, our inspectors provide an approximately 30-minute, verbal, on-site review. This is an extremely important part of the inspection as it allows the inspector to show and explain defects found to the clients and address concerns they may have raised at the start of the inspection. The verbal report usually includes content that is not repeated in the written report.

We encourage our clients to “tag along” behind us during an inspection and to ask questions, but we ask for privacy from all others, including vendors, tenants, realtors, property managers and anyone else involved with the sale. This ensures an impartial report about the dwelling’s condition and prevents interference and conflict of interest from others who might benefit from the dwelling’s sale.

Part 2: Report Generation

At the end of the site inspection, our inspectors go back to the office and start preparing a written report. We always provide a custom, narrative-style report that identifies the defects observed by the inspector. We do not put a lot of energy into taking inventory of the contents of the home (identifying the models and serial numbers of appliances, colour and style of floor/window coverings, etc) and instead focus on the items we feel could represent a safety hazard or represent a substantial expenditure to repair/replace. We include photos, when helpful, to explain the defects found.

This process usually takes between 4 -12 hours depending on the scope and the problems found. To reduce our impact on the environment, a PDF of the report is available by 5pm on the day following the inspection, and often sooner, for download from our secured website. If you require a hard copy of the report, let us know and we will mail it at no additional charge.

After clients have received their report, the inspector will then arrange for a 1-hour follow-up call to go through the contents of the report and answer any questions. Upon request, the inspector can also meet in person to review the report. There is a small additional charge for this service.
