Comprehensive Inspection Reports

Reports provided by SENWI House Inspections will always be customized to the dwelling being inspected and, as such, there is not a “standard” inspection report that we produce. Each report will only identify those items that represent a danger to occupant or represent a significant expense to the current or new owner. You don’t need to wade through boilerplate text that does not relate to the inspected dwelling just to get to the meat of the report. When compared to the industry standard fixed-format checklist style report, our reports are more comprehensive than typical reports because we have the ability to take as much space as needed to properly explain the defect observed. Our reports usually include photos of found problems so that you can 'see' what we saw during the inspection.

In addition to these components we also inspect:

  • Grounds,including fencing, retaining walls, lot grading, walkways, and driveways.
  • Where visible and observed, we advise on any evidence of water ingress into structure or damage from current or past pest ingress into dwelling.
  • Upon request, we will test smoke alarms in single family dwellings that are not monitored by a security system.
  • Depending on the age of a single-family dwelling, we will attempt to determine if an underground fuel storage tank is likely, and if so, recommend contractors who will do a more thorough investigation with specialized equipment.
  • We will provide a detailed observation of any recreational equipment including pools, saunas, and hot tubs and try to determine if additional investigation is required by an expert in the field.
  • We will try to determine the presence of an on-site waste water system (septic system) and if found recommend that the current dwelling owner produce an inspection certificate dated within the last year and signed by an On-Site Waste Water Technician.   • We will often determine if kitchen and laundry appliances are in functional order (depending on scope of inspection and time). We can ensure the testing of these appliances upon request.
